Why Moving In January Will Cost You 30% More

I’ve been helping people move to Australia for nearly 17 years. Today, I’m here to offer advice for those planning their own move, especially those considering a December or January arrival. Moving to Australia can be both exciting and challenging, and my goal is to help you save money, avoid common pitfalls, and make a smooth transition.

Why December and January Are Expensive Months to Move

December and January are peak moving times due to the start of the school year, which is often a convenient time for families with children. However, this convenience comes with higher costs, typically 30% more than moving at other times of the year. Here’s why:

  1. High Demand for Removalists: Summer is the busiest season for moving in Australia, so removalists don’t need to offer discounted rates to attract clients. During this period, you’ll likely pay higher-than-usual prices for moving services.
  2. Costly Temporary Accommodation: If you need temporary lodging, be prepared for premium rates. Accommodation prices rise 20-30% during Australia’s high season as demand from both tourists and new arrivals soars.
  3. Competitive Rental Market: The rental market in December and January is challenging. With many locals on holiday and not seeking rentals, there’s limited housing availability. Meanwhile, the influx of newcomers arriving for the school year pushes up rental demand and, consequently, prices. In fact, rent prices typically increase by about 2.2% at this time of year, and it’s common to see up to 50 people vying for a single rental property, often leading to bidding wars over the asking price.

Challenges of Finding Quality Rentals

Another reality of the rental market during this peak season is that many available properties are not in the best condition. Last January, I saw rentals with issues like mould and missing appliances — yet these properties were still listed at high prices because demand was so intense. 

Plus, estate agents are often short-staffed during the holiday period, which can mean slower response times and fewer open inspections. Knowing this in advance can help you budget appropriately and manage expectations.

Preparing for Success in a Competitive Market

While the high costs and competition may seem concerning, being well-prepared can help you. Here are my top recommendations:

  1. Create a Five-Star Rental Application: An outstanding rental application can set you apart. Be thorough, organised, and proactive to increase your chances of securing a good property.
